About this course
This is the course for you if you want to become an expert in providing specialist investment and finance knowledge in the property industry.
There is an ever-growing relationship between property, investment and financial markets; making the field increasingly dynamic and offering significant financial rewards. Throughout the course you'll develop expert property industry knowledge and skills in areas such as financial project management, financial risk management, negotiation, valuation, portfolio management and investment appraisal.
You'll also focus on business planning, financial regulations and become an expert in the sustainability of financial investment projects.
This course offers the opportunity to study on a sandwich-route, where you'll undertake a one-year work placement.

Semester one
Surveying Skills 1 (20 credits)
- This module introduces academic principles in the field of real estate and the built environment professions. It provides essential surveying skills that inform property investment decisions based on the property's value, condition, potential risks, and environmental considerations.
Construction (20 credits)
- This module introduces a range of technical, practical and environmental principles involved in the construction of both traditional and nontraditional buildings. It provides a framework for understanding the environmental impact of buildings and introduces the concept of building pathology, which identifies risks that buildings may potentially fail physically and financially.
Planning and Land Use (20 credits)
- This module outlines the concepts and principles of the planning system that may affect investment opportunities and the risks associated with planning regulations. It also addresses the concept of sustainable development and explores the impact of climate change on the future evolution and adaptation of cities.
Semester two
Surveying Skills 2 (20 credits)
- This module aims to develop practical surveying skills that will be taught throughout the course and in the workplace.
Economics and Valuation (20 credits)
- This module introduces property economics, emphasising the connection between the economy and the property market. It also provides an overview of property valuation techniques. By the end of the module, you will be able to apply economic concepts and the theory of supply and demand to analyse investment opportunities in property markets.
Law (20 credits)
- This module introduces you to the English legal system with a focus on civil law affecting the property industry. You will gain an understanding of how this law operates and an introduction to how it impacts on society and the property professions.
Semester one
Property Management and Agency (20 credits)
- This module introduces the principles, procedures, and practices of commercial estate management, property agency, and landlord-tenant law. It will equip you with an understanding of the relationships between property agents, asset managers, and their clients, as well as the role of marketing within the property industry.
Property Law (20 credits)
- Building on the foundations of the Year One law module, this module introduces students to the principals of land law (including the different legal titles to property, rights and reservations and how they impact on the value and ability to develop the land.
- You will develop competency in interpreting commercial Leases and interacting with landlord and tenant law, with focus on the Landlord and Tenant 1954.
Employability and Commercial Awareness (20 credits)
- This module helps to prepare for employment in the property sector. It introduces essential requirements for real estate industry professionals, including the RICS Assessment of Professional Competence, as well as key principles of employment law, Health and Safety at Work regulations, and related procedures.
Semester two
Development and Planning (20 credits)
- This module introduces the development process, also defining the commercial factors which influence it. It examines the roles of relevant participants, as well as the factors of financial, economic, legal, planning, design, and physical development, exploring their contributions to development schemes. The module offers the opportunity to investigate how development proposals progress and provides an opportunity to examine the process of bringing development proposals from initiation through to on-site delivery.
Real Estate Economics (20 credits)
- This module develops an understanding of the connections between the wider economy and the property industry. It covers existing economic models that define investment opportunities and explain property market behaviour.
Valuation (20 credits)
- This module aims to develop knowledge and understanding of the different approaches to property valuation and the existing valuation techniques employed in the valuation process.
Sandwich placement year
In your third year, you'll have the opportunity to take a year-long, full-time placement that will you give you real, hands-on experience and open up exciting opportunities for your future employment. Many students will return to their placement company after graduation.
Recent placement destinations have included: AXA, Gerald Eve LLP, Lambert Smith Hampton, Metropolitan Police, Valuation Office Agency, Cushman & Wakefield, JLL and Savills, and more. The majority of these roles come with a salary, with some students earning up to £20,000 for their year. Roles have included planner, assistant surveyor, assistant commercial surveyor, sales consultant in land and investment, and many more.
The majority of companies are RICS-accredited, which means the year counts towards your RICS Assessment of Professional Competence (APC)
Âé¶¹ÊÓÆµ abroad
If you're studying on our sandwich route you can also opt to study abroad for a full academic year, or for a semester, during Year Three. This is an optional and additional period of study that complements your degree at NTU as an alternative to taking a work placement.
This is an exciting opportunity to experience a different national culture, teaching and learning styles and subjects in an international environment. The destination university must be a year abroad / exchange partner of NTU or member of a formally recognised scheme such as the International Student Exchange Programme (ISEP). Our NTU Global and student mobility team will support you in finding the right opportunity.
Successful completion of a period of international study will earn you a standalone award – an International Âé¶¹ÊÓÆµ Certificate (minimum six weeks) or the International Âé¶¹ÊÓÆµ Diploma (minimum 36 weeks).
Semester one
Investment Appraisal and Valuation (20 credits)
- This module develops a critical understanding of essential theories, principles, techniques, and practices related to the appraisal and valuation of capital investments, with a particular focus on real estate. It equips with the necessary skills to assess and value investment projects, evaluating and interpreting real estate investment performance at both the single asset and portfolio levels.
Real Estate Funding 1 (20 credits)
- This module aims to provide a practical understanding of essential financial theories and financial modelling techniques relevant to real estate investment practices and decision-making. It explains the structure of capital markets and examines how interest rates and lending conditions influence real estate funding strategies, as well as debt and equity costs. These include concepts of market efficiency and market performance metrics, as well as the structure of capital budgeting and its impact on the profitability of investment projects.
Property Investment 1 (20 credits)
- This module introduces key principles of modern portfolio theory, supported by practical applications. It outlines the structure of investment asset markets, various investment vehicles, and the differences between direct and indirect investment tools. It explains the composition of average portfolios, developing an understanding of how they are constructed and how performance is measured, obtained, and improved through strategic stock selection and asset management techniques. The module encourages the recognition of the benefits of direct property investments, alongside other asset classes, primarily equities (including indirect property vehicles) and gilts.
Semester two
Research Project (20 credits)
- This module is designed to develop the essential research and analytical skills applied by industry professionals. It covers the strategy for conducting literature reviews, applicable methods for real estate research, various types of data, as well as techniques for data interpretation and analysis. The module develops independent research abilities, requiring to select a topic of interest for an extended project, applying relevant research methodologies, and presenting findings and recommendations that contribute to the field.
Real Estate Funding 2 (20 credits)
- This module aims to develop an understanding of financial models and risk management techniques, as well as the ability to apply these concepts in practical settings. It also addresses property data analysis techniques used by professionals in real estate finance. The module explains the structure and behaviour of the mortgage market, investment models within the housing market, principles and instruments of green finance, and financial regulatory rules, along with the impact of changes in these regulations on real estate funding costs and profit margins.
Property Investment 2 (20 credits)
- This module explains the characteristics and features of various investment funds, REITs and innovative investment vehicles such as securitisation and swaps. It also analyses performance metrics for investment funds, including random walk theory, measuring alpha, and market performance benchmarks and margins. Additional elements include benchmarking and performance analysis, data management techniques and sustainability of real estate investment practices. It also focuses on understanding of the environmental, social, and governance (ESG) dimensions of investing.
We regularly review and update our course content based on student and employer feedback, ensuring that all of our courses remain current and relevant. This may result in changes to module content or module availability in future years.

How you're taught
You’ll learn through a mix of:
- lectures - covering the key theories
- seminars - smaller-group sessions perfect for learning key skills and collaborative working
- project work - develop your team working skills, as well as self-directed study with the support of NOW, our virtual learning environment.
Outside of the timetabled sessions you will need to undertake self-directed independent study. This will include preparing for lectures, researching, completing coursework, and directed reading to expand your knowledge.
A placement year may be taken between year 2 and year 3 of study.
Âé¶¹ÊÓÆµ trips
In the second and final year of your studies, you may have the opportunity to go on a field trip.
Field trips and study visits are an important part of your learning. Trips may include site visits and visits to practices, museums, exhibitions and events. Where a trip is mandatory it will be aligned to your modules and inform project work, and substantive costs – including travel and accommodation – will be paid for by the school.
Optional trips may also be organised which can provide additional opportunities to enhance your knowledge and experience. Optional trips may incur a cost to the student. A valid passport and any associated visas will be required for any trips outside of the UK. Where there are unforeseen circumstances outside of our control, trips may not run.
NTU is 1st for the number of undergraduate students studying Architecture, building and planning (HESA, 2021/22).
How you're assessed
People excel in different ways, and we want everybody to have the best possible chance of success. You will be assessed through:
- coursework, will consist of group and individual projects, formal reports, presentations, and essays
- projects, such as research projects, and individual and group presentations
- exams, including formal exams and written tests.

Becoming Chartered with the RICS
The RICS accreditation enables you to progress to Chartered Surveyor status once you have completed your studies. To become a Chartered Surveyor, you'll first need to complete at least two years of relevant work experience – the Assessment of Professional Competence (APC). If you undertake a sandwich placement, this will normally count as the first year of your professional experience (only for RICS), however at least 12 months of study must take place on a graduate training scheme. BSc (Hons) Property Finance and Investment students have the opportunity to apply for a year-long work placement (minimum of 36 weeks in one or more organisations). This will give you real, hands-on experience within the industry, opening up exciting opportunities for future employment.

Successful completion of the 36 weeks leads to an extra qualification – the Diploma in Professional Practice, which will further enhance your CV.

Facilities for Property students
The majority of your lectures and seminars will take place in the Newton building, which is located at the heart of our City Campus.
Industry standard software
You will have the opportunity to use and familiarise yourself with our industry-standard software, including:
- digital mapping
- development appraisal
- property and environmental risk information
- industry-standard information systems and databases.
IT resources
Our IT resource rooms and PC clusters are distributed across the City site, with PCs providing access to Microsoft Office, email, web browsing, networked file storage, and high-speed online printing services (with a free printing allowance for each student).
Books and library resources
In the library, you will have access to an extensive and diverse range of books and periodicals that focus on specialist areas within the Built Environment. The library's OneSearch system provides access to all our electronic resources, journals and books.
Within the library there is a liaison librarian who has specialist subject knowledge. They can offer detailed help in finding and using print and electronic resources, and also support on things such as Harvard referencing and research skills.
